All data on this site comes from NorthstarMLS via the MLS Grid API. NorthstarMLS is the multiple listing service used by real estate agents across Minnesota and western Wisconsin.
Listings sync every 15 minutes. Metrics are recomputed from the raw MLS records, not sampled or estimated. When we say "median sale price," it's the actual median of every closed sale in the dataset.
The database contains 6,000+ Prior Lake listings going back to 2018, including active, pending, closed, and expired records.
Dashboard metrics use a rolling 6-month window of closed sales unless otherwise noted. Year-over-year comparisons use the same 6-month period from the prior year.
"Bidding wars" means the close price exceeded the list price. "Months of supply" is calculated as active listings divided by the monthly absorption rate. Seasonal patterns are 5-year averages to smooth out anomalies.
No data is manually curated or editorially adjusted. What you see is what the numbers say.
