Why I built this and how it works.
I'm a Prior Lake agent. I wired this site up myself because I wanted market data that wasn't available anywhere else, and nobody was going to build it for me.
Most agent sites pull listings from an IDX vendor. The vendor owns the data and decides what you can do with it, which is usually just showing homes and collecting leads. This site works differently. I pull raw listings from the MLS directly, store them in a database I control, and compute every metric myself.
That's why there are things here you won't find on a normal real estate site: hyperlocal price patterns, neighborhood-level seasonal effects, stats I built because I got curious one afternoon. If I want a new metric, I write it.
All data comes from NorthstarMLS, the multiple listing service used by real estate agents across Minnesota and western Wisconsin, via the MLS Grid API.
The database has 6,000+ Prior Lake listings going back to 2018: active, pending, closed, and expired. Sync runs twice a day. Metrics are computed from raw MLS records.
Dashboard metrics use a rolling 6-month window of closed sales unless otherwise noted. Year-over-year comparisons use the same 6-month period from the prior year.
"Bidding wars" means the close price exceeded the list price. "Months of supply" is active listings divided by the monthly absorption rate. Seasonal patterns use 5-year averages to smooth out anomalies.
