How this site works

I’m a Prior Lake agent. I wired this site up myself because I wanted market data that wasn’t available anywhere else, and nobody was going to build it for me.

I pull the raw listings from the MLS directly, store them in a database I control, and compute every metric myself.

That’s why there are things here you won’t find on a normal real estate site, like hyperlocal price patterns and neighborhood-level seasonal effects. If I want a new metric, I write it.

All data comes from NorthstarMLS, the multiple listing service used by real estate agents across Minnesota and western Wisconsin, via the MLS Grid API.

The database has more than 6,000 Prior Lake listings: active, pending, closed, and expired. Sync runs twice a day. Metrics are computed from raw MLS records.

Dashboard metrics use a rolling 6-month window of closed sales unless otherwise noted. Year-over-year comparisons use the same 6-month period from the prior year. I don’t show a median, an average, a range or a year-over-year change on fewer than four sales. Where a figure is missing, that is why, and the page says so.

“Sold over asking” means the close price was above the final list price. “Months of supply” is the number of homes for sale now divided by the average number of home sales a month over the last 12 months. It is figured the same way on every page that shows it. The sales-by-month page averages each month from 2021 on.
